It’s All About Infrastructure

Adequate physical and social infrastructures are a pre-requisite for the growth of a city. While physical infrastructure comprises roads, sanitation, water supply, waste management, transport and power, the social support refers to schools, colleges, hospitals shopping malls and other entertainment avenues. One of the primary reasons for developers and industrialists to look beyond Gurgaon at the neighboring cities such as Dharuhera, Bhiwadi and Neemrana is the rapid growth of infrastructure in these cities over the past few years.

A home is a place where only being there gives you exceptional satisfaction and he feels protected. So this is the great time to take a step forward and make Property in Bhiwadi and Property in Neemrana. Investing in property in these two cities is surely a wise decision for buyers in search of the valuable location at present.

“Both towns of Bhiwadi and Neemrana have an excellent connectivity with Delhi and Gurgaon regarding National Highway-8 and National Highway-71B. Also, there is a suggestion to six-lane the Neemrana-Bhiwadi Road within Rajasthan established a good connectivity between the two industrial towns. The metro train route from Delhi-Gurgaon-Manesar-Bhiwadi-Bawal-Neemrana-Sotanala is also a proposed shortly,” said Senior Regional Manager (Bhiwadi-I) Sanjay Jha, talking about the infrastructure in the two towns.

The Rajasthan Housing Board has been more efficient in the industrial city. The area has all essential amenities like piped water, schools, transportation, hospitals, telecom networks, banks, etc. Thanks to the round-the-clock power supply and secondary tariff, many industrialists in Industrial Model Town, Manesar have switched their industries to Neemrana over the past few years. “Despite tall claims of Haryana Government regarding infrastructure to the sector in the State, they have failed to provide even sound quality, round-the-clock power supply to the industry. Most of the industry in IMT Manesar runs on diesel generator sets making it financially desired and forcing them to look for better outlets. Some of our fellow industrialists have switched to Neemrana, and much more are mulling,” said Manmohan Grand, general-secretary, Manesar Industries Welfare Association.

To further improve power supply in Neemrana, a gas-based power project is being set up in the Japanese Zone, also a 6 MW-solar power plant. With the Central Government recently allowing initial site approval for the airport project of Bhiwadi, it will prove to be a major imputes for the growth of infrastructure. The proposed airport will be around 80 km from Delhi's Indira Gandhi International Airport. With Gurgaon itself lacking adequate support in respect of roads, power, and water supply, the future cities need to make infrastructure growth a priority, keeping in mind the expected requirement over the next 10-15 years.

With the ground water level fast consuming in Gurgaon, the city has to depend on water supply from two canals. However, groundwater is available in enough in Neemrana and Bhiwadi and water from the Chambal River is also being transported to these two cities as part of a long-term plan. However, Bhiwadi and Neemrana lack behind in social infrastructure as of now. “Gurgaon has displayed the maximum progress in providing social infrastructures such as educational institutes, hospitals, and to malls, its residents. Presently, the two towns of Rajasthan are far trailing Gurgaon on this front. Many people working in these cities prefer to stay in Gurgaon and commute because of lack of social infrastructure. We require good hospitals, colleges, and entertainment avenues,” said Mr. Jha.
